A developer, Abbey Properties Cambridgeshire Ltd, has successfully won an appeal to build a new housing development consisting of 115 homes in the village of Yaxley.
The project, which includes 40% affordable housing, is planned for the Livery Stable Folly Farm site.
Huntingdonshire District Council had originally refused the planning permission, citing fears that the development would harm the 'physical and visual separation' between Yaxley and the Great Haddon development in Peterborough, and would lead to urbanisation.
The council chose not to fight the appeal further, acknowledging that the planning inspector was provided with more information to address the original reasons for refusal.
The inspector's report recognized the public concerns raised about the impact on roads but concluded there was 'no evidence to back up these concerns.' Both Cambridgeshire County Council and Peterborough City Council also had no outstanding objections to the appeal scheme, subject to proposed mitigation measures.
A crucial factor in the appeal's success was a change to the national calculation for housing needs, which meant Huntingdonshire no longer had a five-year housing supply.
This change meant that the benefits of the new housing had to be given 'significant weight,' and the development was therefore allowed.
The Folly Farm Equestrian Centre, currently located near the site, has announced it will be moving due to the proposed construction, as it no longer feels the area is suitable for horses.
A further, more detailed application will need to be submitted and approved by Huntingdon District Council before any work can begin.
